1. Acceptance of Terms

These Terms of Service ("Terms") govern your booking, stay, and interaction with The Sands B&B. By placing a reservation, visiting our property, or using our website, you agree to comply with and be bound by these Terms.

If you do not agree with any part of these Terms, you must not proceed with a booking or access our services. Throughout these Terms, "we", "us", and "our" refer to The Sands B&B, and "guest", "you", and "your" refer to any visitor or customer of the B&B.

2. Bookings & Payments

Room Pricing: The standard room rate for our en suite double and twin rooms is from £90 per night. This pricing is for room-only accommodation.

Breakfast: A freshly-prepared, locally-sourced Irish breakfast is available for an additional charge of £15 per person, per day. Please notify us of any specific dietary requirements in advance.

Payment Authorization: Valid credit or debit cards will be verified and charged within 7 days of your check-in date (or less if booked that week). If your card is declined, we will contact you immediately, and you must provide an alternative card within 24 hours to secure your booking.

Payment Restrictions: Please note that we regretfully do not accept cheques or American Expresscards. Additionally, guests traveling from overseas should be aware that some non-UK banks enforce transaction restrictions on "customer not present" transactions; please contact your bank prior to travel to avoid payment holds.

3. Cancellations & Deposits

Our cancellation policies vary depending on the length of your stay:

• Standard Bookings (Under 7 Nights): You may cancel or amend your booking without charge up to 7 days before your scheduled check-in date. Cancellations made within 7 days of arrival, or no-shows, will be charged the full booking amount.
• Long-Stay Bookings (7 Nights or More): Bookings of 7 nights or more require a 20% non-refundable deposit at the time of booking. The remaining balance is due exactly 14 days prior to your arrival date.

4. Folk Festival Bookings

During the week of the annual Fiddler's Green Folk Festival in July, special booking rules apply due to extremely high demand:

• A strict minimum stay of five (5) nights is required for all bookings during this festival week.
• Reservations for this period cannot be made online. Guests must contact us directly via email at thesandsbnb@gmail.com to inquire about availability and make bookings.

5. Arrival & Departure

Check-in Times:

• For local and regional guests, standard check-in is from 4:00 PM to 8:00 PM.
• Guests traveling from overseas can pre-arrange a flexible, suitable check-in time when their flight or travel details are confirmed. Please keep us updated by phone or email.

Check-out Time: Guests are requested to vacate their rooms by 10:30 AM on the day of departure to allow us to clean and sanitize rooms for arriving guests. Late check-outs must be pre-authorized and may incur an additional fee.

6. Guest Conduct & Rules

To ensure a peaceful and safe environment for all guests and staff, we enforce the following house rules:

• Smoke-Free Policy: The Sands B&B is a strictly 100% smoke-free property. Smoking or vaping is strictly prohibited inside the bedrooms, lounge, dining area, conservatory, or any indoor space. Any violation will result in a £150 cleaning fee and immediate termination of the stay without a refund.
• Pets: We regret that we do not allow pets on the property, with the sole exception of registered service/guide dogs with advance notice.
• Bicycle Storage: We provide a secure storage area specifically for mountain bikes. However, equipment is stored entirely at the owner's risk, and we accept no liability for loss or damage to stored items.

7. Liability & Damages

Damages: You are responsible and liable for any breakages, damages, or staining caused by you or any member of your party to the accommodation, its fixtures, fittings, or contents. We reserve the right to charge the credit/debit card on file for the cost of repair or replacement.

Lost Keys: A charge of £50 will be made for any bedroom keys lost or not returned upon check-out to cover the cost of lock and key replacement.

Personal Belongings: We accept no liability for the loss, theft, or damage of any personal belongings, vehicles, or items left in rooms or public areas during your stay. We highly recommend that guests obtain appropriate travel insurance.
